Murray, founder and president of
Expedient Mortgage. “Our business is
almost 100% referral based and our experienced
loan officers take extra time and
effort to provide customer service that is
second to none.” Murray, a native San
Antonioan, has always had an interest in
the financial side of real estate and used
his skills with numbers and
compassion with people to
build his company into the
success it is today.
“We opened for business
in October 2000 and
have experienced steady
growth ever since. Our first
office was located in the
IH10/Loop 410 area, but we have now
settled into our new corporate headquarters
on Paesanos Parkway. I grew up in
Shavano Park and this is like coming full
circle to operate my business here. We
are certainly easy to find with Paesano’s
Restaurant on the left and next to the
Builder’s Association building on the
right!” Expedient Mortgage is located at
3619 Paesanos Parkway, Suite 100.
Murray is the owner of Expedient
Mortgage and he has 16 primarily senior
loan officers who have been with the
company since its start and 3 bilingual
loan officers. A business development
representative and several processors are
also available to get business done. “We

“We have perfected processing
FHA loans and that has
become a cornerstone of our
business. We certainly take
advantage of all loan programs
such as conventional, VA, Texas
Vet, new construction or whatever
best fits our customer’s needs,
but FHA has provided the most
flexibility and allowed us tremendous
success over the years.
Since our opening in 2000, we
have successfully processed over
1500 loans. I think some people
stay away from FHA because of
the tough guidelines from years ago.
Today, FHA allows loans up to $332,500.
They are much more flexible about credit
and appraisals. The days of the nitpicky
FHA appraisal inspections are gone
as well. Conventional and FHA
appraisals are now very similar,” continues
Murray.
The Expedient Mortgage status
tracking system keeps everyone involved
in the loan process appraised of loan status.
“We utilize all the latest technology
the industry offers with automatic status
alerts to the realtors and clients. We have
found the more personal and consistent
the communication, the happier the customer.
We do a lot of phone contact and
keep the process very personal and open.

The current market is not a concern
for Murray as business remains
steady in the greater San Antonio area.
“We service all buyers, first time homeowners,
move-up buyers, investors and
others. People need a place to live and
plenty of people have steady jobs and
good credit. The business is out there and
fortunately for us, our referral base
always returns. We want to thank all the
