“What makes this project special is
it is one of the first totally ‘green’ developments
in our area. The entire Cibilo Canyon
project is involved in building green. The
water on both golf courses will be recap-
tured, filtered and reused. We have only two
custom builders on the project (the other is
Mike Hollaway Custom Homes) and we are
both working closely with the San Antonio
Water System (SAWS), Sherwin Williams
paint and Shaw Industries to include the best
possible materials and features to make a
home green-friendly. Everything from duel
flush toilets to energy saving insulation, airconditioning,
fresh air exchangers, as well as
strict restrictions on impervious cover is
included in our green plan. We are very
excited about the new satellite controlled
irrigation systems that waters your lawn
based on weather satellite information.”
The project is scheduled to be completed
in the spring of 2010, but custom
home construction is about to begin and will
continue until all the lots are sold. Lot reservation
will begin in March and 94 lots will
be immediately available between the two
builders. “Homes will start around $800,000
and range over $1 million and most likely
range between 3100 and 4700 square feet.

The Placious at Cibilo
Canyon is a gated community,
and buyers will have access to
the Cibilo Canyon Community
Club House and Family Center,
which is far above any community
center built to date in San
Antonio. It features a “lazy river”
as well as 2 pools, a children’s
water park, as well as a large
community building with exercise
facility, and room for after
school programs. In addition,
the homeowners in “Palacious”
will be the first to buy memberships
to the TPC which will be
limited to 400 and only available
to property owners. The current membership
is set at $30,000 which also allows play at all
TPC courses. “We anticipate a variety of
buyers to the community, due to the location
and the new NEISD schools, such as
Johnson High School, and new shopping
areas, but obviously golf fanatics will be
most interested in the property. The development
of the two courses will be over $70
million. Once course will be designed by
Greg Norman and the other will be designed
by Pete Dye,” notes Fortson. The current
PGA tournaments, The Valero Open at La
Cantera and the PGA Senior Tour at Oak
Hills, will eventually be hosted on the new
courses.
