PrimeLending
In September 1993,
PrimeLending, a leading Texas mortgage
lender for over 20 years, opened its
first office in San Antonio, at 1008
Central Parkway South. In 2005, the
company opened its second location at
8700 Crownhill. Its goal – to help thousands
of families to achieve their goal of
homeownership. Its tools – a top-notch
staff utilizing cutting edge technology to
facilitate expedient, yet prudent action
as a means of fulfilling its commitment
to providing the highest quality service
to its customers.
These were lofty goals, yet attainable,
given the company’s explosive
growth in the San Antonio Area, which,
by 2006 was ranked #4 in the city and
#5 out of 83 in the company. The 2007
ratings are yet to come, and, according
to S.A. Central Manager, Erika
Naegelin, the company has already produced
$360 billion corporately, after
only two months into the fiscal year.
Naegelin says “Our company
prides itself on using very cutting-edge
technology to improve service and timelines.
Everything is done here, which
saves time, and, more importantly, our
staff lives here so they understand the
local market.” The San Antonio offices
also use local service providers, as much
to support the local economy as to expedite
the processing of its loans. She
adds, “This gives us a tremendous
advantage, because our people have
established great relationships with
industry partners and realtors don’t have
to call into a special number to reach
someone or wait 24-48 hours for a
return call. They know that when they
call or drop by we will be there to
answer questions or receive documents
right here in San Antonio.”
In the last 6 months,
PrimeLending has added a few in-house,
sub-prime loan programs and an array of
state and local bond programs to complement
the government and conventional
loan programs that are on the
market. By far, the most popular programs
are the FHA and VA loans, but
some clients, of course, have credit that
allows them 100% conventional financing,
and the company still offers that
product as well. Naegelin adds, “One

doesn’t need a 720 or higher credit
score, either, as the news might
indicate,“
PrimeLending prides itself on
being able to cater to the specific
needs of the client, and achieves
this goal through offering a variety
of financing options including fixed
and adjustable rate mortgages,
JUMBO loans, interim and permanent
construction financing, relocation
programs and refinances, in
addition to those mentioned above.
Interestingly enough, despite
today’s fluctuating market, recent
local trends have shown an increase
in the purchase of second homes for
lake and riverside residences, and
the local staff is well equipped to
handle that demand as well.
“The changes are incredible,
sometimes a little overwhelming for
everyone in the industry to keep up
with,” Naegelin says, using a recent
increase in FICO qualification scores for
100% financing by the nation’s largest
insurer of conventional mortgages as
reinforcement of the importance that
clients fully comprehend factors that
affect their credit scores.
Prequalification letters may be misleading,
and a client’s income may not coincide
with documentation provided. This
leads to the waste of everyone’s time
and money – particular the Realtor, who
also has to consider ancillary costs such
as gas, she adds. “While it’s important to
keep the client happy and in your
prospect list, in my opinion, ensuring

that they have the money is really the
first and most pressing issue that needs
to be resolved and verified.”

purchase of a first home, vacation home,
investment property, new home or saving
a prospective buyer money on a refinance,
