On August 6, 2008, the San Antonio
Board of REALTORS® hosted its annual
General Membership Breakfast. One hundred
forty were registered for the event
and were furnished valuable information
from the TREC Commissioner, Tim
Irvine, the guest speaker of the morning.
In addition to the information he provided,
participants also received information
about the MLS Conversion and were able
to vote on changes to the bylaws as proposed
by the Bylaws Committee.
The program began with a full buffet
breakfast at the Norris Conference
Center and Tim Irvine giving a Texas Real
Estate Commission update to SABOR
members. Mr. Irvine touched on many
issues of change associated with TREC
and what he’d like to see happen over the
next few years. He prefaced his statements
by reminding the audience that TREC is a
government-run agency, which means that
it takes a long time to get funds needed to
make changes. He explained that the organization
gets an appropriation of monies
that they have always received, and that to

make a request for more money, TREC
must request a baseline appropriation
which can be very difficult to obtain, especially
in hard economic times.
Some of the changes Mr. Irvine proposed
included simplifying the current
Web site and the way fees are processed.
He would also like to make the TREC Web
site friendlier to use. He explained that he
felt too many members were confused
with how the site is currently set up and
that by streamlining the information, it
would better facilitate REALTORS® in
their everyday job.
In addition to upgrading the Web
site, Mr. Irvine also described how he
would like to improve the computer system
at TREC. He explained it as this,
“TREC operates in a paper world. REAL-
TORS® operate in an online world. With
160,000 licensees, TREC needs to bring its
system up to speed with how REAL-
TORS® are working.” Mr. Irvine went on
to say how these types of changes take
time and to upgrade the computer system
in a government-run agency would take

the better part of two and one half to three
years.
In closing his remarks, Mr. Irvine
said that the most important business allocation
for a REALTOR® is his or her reputation.
He said that the Texas Real Estate
Commission is in place to help REAL-
TORS® keep theirs. He also mentioned
that the real estate industry is changing
with paradigm shifts of generational influence
with the younger REALTORS®
coming into the business. “In five to ten
years, it will be different than it is today,”
Mr. Irvine said. He encouraged real estate
professionals to ask others how they relate
to this younger generation and how to get
these persons involved with the industry.
After Mr. Irvine’s talk, changes to
the bylaws were presented. The primary
changes included a decrease from 10% to
5% of membership that is required to sign
a petition should one be against a candidate
nominated by the Nominating
Committee for the Board of Directors.
Additionally, Under Article XI, Section 6
– the Nominating Committee for the
Officers/Executive Committee Members at
Large is addressed. Specifically, candidates
for the various offices of the Board
shall be nominated by a Committee comprised
of the three most recent past
Chairmen once removed, willing and able
to serve (plus one alternate). In addition
to the three most recent past Chairmen, the
Chairman of the Board shall select two
members from the current Board of
Directors and two members at large and
one alternate. Other than past Chairmen,
there shall be no more than one member
from the same company. The Committee
shall be ratified by the Board of Directors.

One of the final tasks of the General
Membership meeting was recognizing the
candidates selected by the Nominating
Committee for the 2009-2011 SABOR
Board of Directors. Scott Caballero of
Caballero and Associates, Darlene Minor
of Keller Williams Realty, Jackie Galvan
of RE/MAX Preferred, Pat McCaffrey of
Circle M International, Steven Gragg of
Keller Williams Legacy, and Emily Swope
of Coldwell Banker, Swope were all nominated
as candidates. On August 18, these
six candidates were voted in as 2009-2011
member of the Board of Directors. They
will officially be installed at the SABOR
Installation and Awards Breakfast on
December 11th at the Marriott Plaza Hotel
(555 S. Alamo St). Be sure to stay posted
